For Sellers :
A pre-owned home is inspected as per the standards of American Bureau of Certification by the State licensed inspector and then the Certification is affixed to the listing. -
Any qualified buyer can review the report of a certified home before making an offer. For purchasing a certified home, an agreement is drawn up, with the knowledge of the property conditions described in the report.

Upon finalization of the agreement and mortgage, both parties proceed to the closing and buyers move in much sooner than the conventional system as there is no wait for the thing to be repaired after the home inspection. Every issue would have been addressed before the agreement is drawn up.

There is no home inspection contingency, in the agreement. Hence there is nothing to be renegotiated or be surprised after closing. The certification is party neutral and is an unbiased instrument.

The certification standards are for pre-owned homes some what parallel to the new home standards. Buyers pay nothing for the home inspection report and walk away for free if they do not like the report.

Certification guarantees the condition of the home to the seller and the buyer that should any State licensed inspector find any major visual defect, the Certifier shall repair or pay after the deductions. Warranty is given to the buyer at closing which can be extended at buyer's option.

Certified MLS is the largest MLS of its kind in North America and has huge data base of certified homes or certifiable Homes that can be certified quickly, if the buyer would want to make an offer to purchase. American Bureau of Certification protocols are the highest of ASHI, NACHI, NAHI etc.

In the event if a qualified and mortgage pre-approved buyer wants another home not in our data base, we can try to have it certified for the buyer. To prevent frivolous inquires, a small escrow amount is required which is returned to the buyer after he has makes an offer on the property.

Certification attempts to streamline the real estate sale and purchase process by eliminating the inefficiencies of the system and reduces the transaction time significantly. Certification is not a seller's pre-inspection because seller's pre inspection carries no guarantee for the buyer and the inspectors are not party neutral.
